Resolved Question: is it illegal to ask a seller for a higher commission because you have a buyer?

I sense at least 3-5 big builders will announce BK soon if not in the next two or 3 months. Or are they holding out to 6 months before filing BK?

You see, you have a bubble that should have blood on these home builders. The weak dies and the string survives. Will they go BK or none will or only small local builders die? If I knew which is going BK then I won't be buying their homes since they might take my deposits without paying me back and never build the house I purchase from them. That is the scary part.

Voting Question: Why many builders have no outside vents for the stove? Very strange?

Where do the smoke go? Open the window during cooking? Is that how people cook or build homes in America?

I see only KB homes have outside venting system and even toll brother does not. Very strange. People eat out alot and never cooks at home so they don't build outside venting? Is that the reason?

Something definitely fishy going on. This is in Las Vegas area. In California many homes vent to the outside from the fan above the stove. cooking steak is a problem or indoor bbq also a problem. I guess people don't cook indoors as they like to cook outdoors or never cook and go out to eat every night in Vegas. If not venting then the wall above the house will in due time have oily black spots in the ceilings and sides of the walls. I guess most builders didn't think in desinging their homes to sell excep for KB homes. All KB homes have outside vents in the kitchen. Are they smarter than other builders?

In the Northern VA market right now it's hectic and other builders are giving up like 5%-6% commission for realtors now to bring a buyer and I have this $1million home which I have a approved buyer for but the seller is being real frugal and only wants to give 3% what can I do that's ethical and lawful, please help!!!
