The National Association of Home Builders says its members’ confidence in the housing market had fallen for eight months in a row to a 15-year low in September. But beginning last month, the index went up again in October as well as for November. “More and more builders are seeing light at the end of the tunnel,” says David Pressly, president of the NAHB and a builder based in Statesville, N.C. “Our members are telling us that the market is steadying after a significant downward correction. We look for sales to stabilize and gradually move up in the coming months.” Robert Brusca, chief economist for FAO Economics, agrees. “The data tell us that the worst of housing is behind us,” Brusca says. If you’re serious about buying, you’ll want to get in the market now before builder inventories are gone and the market becomes stable again next Spring. Investors: Is now the time to snap up a foreclosure? Investors Andy Heller and Scott Frank, who wrote the book Buy Even Lower: The Regular People’s Guide to Real Estate Riches, say “yes.” As fair-weather investors look for easier pickings, competition in foreclosed property market is diminishing, the authors say. The shorter the time you intend to hold a property, the greater the “minimum investor discount” you require, Heller and Frank advise. They recommend trying to buy homes for 20 percent to 30 percent off market value if you plan to flip the property; 10 percent to 20 percent off if you’ll rent it out with the option to buy; and 5 percent to 10 percent if you intend to rent it out indefinitely. Theres a home for sale thats 250k Builder is willing to give 15k to closing costs/buying rate down or whatever. If you have a loan at 6% how much could you buy down the rate to? Is it 1% of the loan for every 1/4 point? (im talking about the buy down that buys it down for the life of the loan, not for just one year) So are you saying that on a 250k loan a 6% loan could be bought down to 4.5% with that 15k?

My house was built in 1989, it's a single-story home with 1900 square feet.

In my home there are different ceiling heights: In the entry the ceiling is about 15 feet, in the living room the ceiling is vaulted from 9 ft. to 15 ft., in the dining room it's flat and 12ft., in the kitchen and in all the bedrooms it's 9ft. and in the hallway it it 12 ft. So what's the deal with so many different heights? I love the way it looks, but I never see anyone else's house like this, everyone that comes over adores the ceiling. wouldn't this be a lot more work on the home builder's part? So is your house like this, have you ever seen this before?

(BTW this is not a 'rich' house it's just a regualr residential home.) All the houses in my neighborhood seem to be this way too.

We own our own small business. I guess you could say we have been doing really good. We have contracts with many big home builders. Today I had a call from an owner of a different gutter company (which is what we do) and he has a problem with me having contracts with these companies because he also works for them but lately all the work has been given to us. That's not our fault. I told him to call the builders and ask them. Obviously they are not doing their job well or maybe their prices are too high, don't know, dont care. Well he threatned me with taking our work. How sad and low is that? He needs to fix whatever he needs to fix and stop calling people with threats. I mean who does that? I am so upset. I talked to the builders about it, they said not to worry about it, they can't take our work,, if the price is right then that's who they choose. So why is this man hating?

It's been on the market for 5 months, and the price is down to $218,000. It's a new home; never been lived in. The builders built it on another home builder's community, and now, that's the only one that hasn't sold, so the builder hired a realtor to sell it.

I love the house, but don't like where the lot is. (It's on a corner lot right in the entrace of the community) Other homes in the area range from $175K-$300K.

What would you offer on it if you were me? I don't have my own realtor, so no additional commissions will be paid. The only reason I said I didn't have a realtor, was cause it makes sense to me to lower the price 3%, since they don't have to pay my realtor, and THEN come with my offer based on the new price.

I signed the buyer's agency agreement about a month ago with my agent. I've been doing most of the work driving around and searching for my house. I found one not completed yet and I might be interested. The builder gave me a price on the house that sounds good but when I asked about the (BAC) Buyer Agency Comp, he had mentioned that he usually doesn't list his houses, therefore he would have to add it to the price of the house if I wanted my agent to represent me. So I would be paying out of pocket for the most part since the house is right at my limit. If I purchase the house without my agent, Is my agent entitled any money since I found the house myself. Also, If I choose to have the builder build me a house to my specs. Will my agent receive any commission if it is completed within the 6 month buyer agency agreement contract?

We have a small laundry room and the smart home builder positioned the door to swing in. Well the washer must have become unbalanced because it traveled about 2 feet during the wash cycle today and is completely blocking the door. I can only get the door open about 2 inches. The washer can't be pushed in because the dryer is right next to it and the dryer is right up against the wall.

Any good ideas out there, besides cutting the door down, would be greatly appreciated! Unfortunatly the hinges are on the inside of the door, so that won't work. There is no window, its in the middle of our house. The door also is really low to the ground so I can't get anything underneath it. I'm stumped.

I am 1st time home buyer,(owner finance) I am really worried .I signed some papers in sept. (papers) meaning not the contract because the house isn't done all we need is tile, fixtues,oh and electric. On the papers I signed it says :Builder will make all reasonable efforts to substantially complete the improvements within 90 calendar days from that date hereof. Builder does not warrant or guarantee completion of the improvements on any specific date. Okay I talked to the builder a few days after the 1st of january he said his father had passed away and he was going to proceed to put the tile in that saturday which would be the 5th of january nothing has been done since the week before christmas. I have been tring to get a hold of him and all I get is voice mail. We are now at day 122. What should I do? I feel so helpless.. Should I wait ? Should I go to a Lawyer?

The cleanest city in the entire world will take root next month in Abu
Dhabi, a place best known for its oil.

At the World Future Energy Summit in Abu Dhabi, a model of Masdar City
is scheduled to be unveiled on Monday. The three-day conference is
hosted by the Abu Dhabi Future Energy Co.'s Masdar Initiative, which
is investing in a range of ventures, including clean-tech start-ups.

In February, Masdar (which means "the source" in Arabic) will break
ground on the six-square-kilometer city that its backers say will be
the first zero-pollution, zero-waste city. The city will be capable of
housing 47,500 people, who are scheduled to start moving there in
2009. Construction is expected to take 10 years.

The vision of the city, designed by Foster and Partners, is to be a
model for sustainable architecture.

A solar-photovoltaic power plant will deliver energy to buildings.
Builders also envision using solar canopies that provide shade, as
well as power.

The home is appraised (by the county) at $147,920 and the land is $37,820 for a total appraisal at $185,740.

I have HAD it with looking at everyone elses crappy for sale houses.
Assuming I will already have the land, what can I expect to pay for a stick built home? I am expecting a well to 150 feet and a septic system. I currently am just getting started in real estate. I would like to work for a builder instead of general agency like Century 21 or RE/MAX. Has anyone done both of these type of sales? I would like some one to answer who has experience, not looking for "well, it's not the best time to get into real estate." New home sales Vs. Pre-home sales if that makes sense. Thank you.

Okay, my spouse and I have been talking about purchasing a home for our fam not now but mayB within the nxt year or so? We have been renting for 3 yrs now, started out with living in aprmts and just recently a house just so we can get an idea of what it would B like financialy and C were we stand. We are renting a 4 bdrm 21/2 bath and discovered that, that is too big of a house for us we are a fam. of 3.
Any advice you can give me? Like how much $ we should have on hand (saved up) b4 we even consider buying? What type of research I should do b4 hand? advice about getting a loan? ANYTHING that you think I should know b4 we REALLY get searious about buying! Personal experience is preffered if you have already bought a home for your fam. I would greatly appreciate your feedback.

I put a contract on a new home in which the flier said white-on-white appliances. It didn’t say what appliances. When my realtor told me it only comes with a stove and dishwasher, I told her I wanted the microwave as well. She said I couldn’t cause it wasn’t in the contract. How was I to put in the contract when I assumed it came with all appliances. I went buy to check on the construction and my next door neighbor has a MICROWAVE. Is there anything I can do now???? Its the over the stove microwave

years ago a mortgage company was found guilty of selling mortages to 2 or 3 people without the owner knowing, so they went bankrupt. Homeowners went crazy trying to find who owned their home. This homeowner was contacted by the builder and told to start paying another mortage company. After a couple of years of paying 3 other mortage companies the homeowner was told that by the builder that he didn't have a mortage company to service the loan. Ten years past and then the homeowner was contacted again by a lawyer who says he's representing the builder. Should the homeowner get a lawyer? Was the builder not paid by the mortgage company? When the homeowner found out about what had happened with the first mortgage company, he had to pay taxes on his home because it had not been paid by the mortgage company and his house was up for sale for taxes. What can the homeowner do at this point, 30 years later.

I have a BFA in Printmaking (form of art).
I have a minor in Psychology and a minor in English.
I am NOT looking for job strictly related to printmaking or as an artist or anything-I know this is a long shot, I'm not interested in being a professional artist, and I don't need to hear that my major is useless.
I graduated early with honors and was in 3 honor societies. I'm smart and talented and a hard worker, but have NO work experience as I have been in school full-time.

Can anyone offer me any advice on how to find a job, job recruiters, where to look, etc? I would be interested in a job in a gallery or museum or teaching art in an after-school program or even a job that somehow incorporates my minors. I have posted on Monster and Career Builder but the majority of the jobs are work-at-home scams and diet pills, etc. I am looking for a job-pretty much any job- that at least requires a college degree. Everyone tells me that most jobs just look for a degree, but so far all I have been able to find are jobs that require no degree or jobs that require 2-3 years experience, neither of which I have. I just need ANY and ALL help and advice for finding a job for a college graduate. Art is not a priority. Thanks in advance. Also, I am looking for a job in Houston, TX.

Hi there,

I am looking to purchase a new home. In Illinois the market is not very good with buying and selling homes. Some home builders are offering 50000 in upgrades, low interest rates plus 10% off on further options, others are saying "whatever you want" others are offering 35-40k off on spec duplexes, another is offering free land. I am looking at a single family home for 195$ base price. This is the builder offering incentives in however I'd like them, just no set incentive.

So, my question. Is it feasible to ask for 10% downpayment paid, closing costs paid and 10k in options?

Open Question: What are the steps to learning web design/site building?

I would like to find out how I should go about learning site building. I'm a computer science student and I do a different kind of programing. I use do c++ and stuff like that, but I'm also interested in learning web design while having free time. I more or less know simple web design. Dreamweaver makes simple web design easy, but I want to learn advance stuff like: php, mySQL, apache, and whatever else I need.

I wanted to build a somewhat good looking site with forums, and data entry and I did not realize how complex that really was. Is there a simple web builder out there??

Please tell me what I need to learn to build and operate such sites. How to use data bases and if I can use my home PC as a webserver.

Open Question: Wondering about our 1st Water Bill...?

We are looking to purchase acreage (1.25 acres) and build a home on our lot in Katy, TX. The deed restriction requires the home to be minimum 2800 sq ft but no minimum on the price of the house. Is it possible to build a home that large for under $215K?

We've never had to deal with hiring a builder, and don't really know where to begin. Can we give the builder a budget and have them work within it? How does the process of building on your lot work?

Open Question: Wondering about our 1st Water Bill...?

We just built our home in Myrtle Beach in the Carolina Forest area and finally after a month we received our water bill.
I am a bit confused because I cannot believe the rate here from where we lived before (IN)...the bill says it was only for 6 usage days (builder forgot and didn't switch over names for 3 weeks that is why the bill was for only a week) and that my husband and 2 young sons used almost 2,000 gallons and the bill is for almost 30.00! Doesn't that seem really high for 6 days???
And keep in mind, the first couple of weeks when the builder still had it in their name I did all the normal laundry of all the clothes that were in boxes, so since I do only a few loads a week for a family of 4. So all in all does that mean we will have a normal bill of close to 100.00 a month and if so isn't that a bit high for just water? I do not see an E anywhere on the bill, it shows Base Charge, Water Volume, Wastewater, Service Line Maintenance.
If we had a leak wouldn't we know about it? I just find it hard to believe we used almost 2,000 gallons in 6 days, it's not like we have a pool or have watered the yard...lol

Open Question: looking for extreme home makeover volunteering?

15+ years ago, the average home was a modest 3 bedroom house with about 1600-1900 sq. ft. and was priced between $75-$100K.

In the last 15 years (worst in the last 5 years), new homes being constructed are now 4 bedroom and 2300+ sq. ft + much more, and starting in the low $290's? That's low to who?

These huge home, huge developments are popping up all over the place, with no end in sight, and people are still buying them. When is enough, enough? Do people really need that formal dinning room, additional bedroom, formal living room, 4 full bathrooms and 4 car garages?

The builders are a major part of the problem. The greed gets stronger and stronger, so they build bigger and bigger. Next, it will be "in the low $400's K".

Basically, if the problem is that big, why are builders still building monstrosities? Does the average family of 4 now each require 600 sq. ft. of living space to live comfortably?

More modest, affordable houses should replace what their building now.
