Resolved Question: Are there any concerns we should be aware of with a wood base garage?

i am moving into a new house and because the kitchen is all going to be integrated, they give you a 2000 euro voucher to buy new appliances

what i was wondering is, when i buy them do i get them delivered to my current home or to the address of my new home which i wont be living in yet?
and once i sort that out do the builders of the house put the appliances in or do i have to pay someone t do it?

(im going to ring the agent tomorrow, i just wanted to know what other people think first!) oh, and i don't suppose you know if all integrated appliances are the same size do you?
cayuse the agent said they were but i have had a little bad luck with the size of appliances in the past!! euro is the currency! the voucher is for a shop!

We had a major overhaul on our 1963 house. The new garage has a wood base all around the bottom. All the houses I have seen are cement. I have never seen another wood base. The contractor said the garage would have wood beams below the soil in pebble rock. We did not think anything wrong with it at the time. Until after the job was completed and later noticed that the base was wood all around appr. 24 inches above the ground then the vinyl starts. What do we need to do to prevent wood breakdown over the years; is this a new method of building new garages? We are not builders and do not know always have the proper questions to ask before work is done--we were really surprised to see this. The rest of the garage & house looks great; we have had a lot of compliments. It is designed to look like the new homes being built in the area---all except this wood base around the garage. (now if you talk medicine or health I KNOW what to ask)


Resolved Question: I have a craftsman 3/4 hp belt garage door opener. While closing sometimes it reopens. Can anyone help?

We live in Central America where most homes are built with concrete, brick or cinder block, and mortar. It is not a custom to install vent lines in homes and most homes have a sewer smell in them due this fact. We tie into the city's sewage system, as with most homes here. We don't have the plans detailing the drainage system within the home and the builder is no where to be found. We would have to break tile, rip a line in the brick wall inside the upstairs bathrooms to install a vent line directly near the two toilets and tubs upstairs since that is where most of the drains are located. We have a half bath downstairs and the kitchen sink with an outer maids quarters (full bath) located near by. I would hate to destroy the tile work looking for the lines to tap in a vent line and even then, it would be nearly impossible to determine which trap is downstream from the others. Would installing a vent on the sewege pipe going to the city system, or anything else, help at all?

I have been getting emails telling about land in costa rica that is for sale. the company that solicits investor is also the builders and developers. they say after they take the investmen tmoney and build 3 to 5 bedroom brick homes the value of the land will sky rocket in only a few years. they claim to be building on ocean front land within the city limits. has anyone else received these emails? it sounds like a good investment. how does this scam work? i mean, if i bought land in the us near an ocean and built a house on it, it would sell for more than i invested, why not in costa rica?

When the door gets to the ground it doesn't slow down at the bottom like normal operation. It builds pressure and immediately reopens. It only does this sometimes, but it is becoming quite frequent. During normal operation the door gets close to the ground and slows down before stopping.I had my home builder come inspect the spring and they said that the spring was fine, and that I may have a problem with the opener which they didn't install.

They put the wrong brick on the home. It's not what I chose, but they say what they have on their paper work is the brick that was put on the house. I have 2 different documents that name the brick 2 different things...

(is this the same thing...does anyone know: Tumbled Marble White and Rock Face White)

anyway, I don't like it at all. Even if they offered $20K less or more upgrades, I wouldn't take it. What are my options? Can builders tear the brick down and replace it (and is that a good idea), or would I have to get another one built?

We just moved into a new townhouse a month ago and we noticed some water damages on the bedroom ceiling when it started to rain last week. The ceiling is not falling down but there's obvious water marks. The builder looked at it and found that the roof is not sealed properly and he said he would seal it and repair the dry wall. This will take a couple of days and we have to move out of the bedroom to another bedroom for a few days. We also noticed the ceilings below one of the bathroom has some water marks which means that the bathroom is probablly leaking. The builder agreed to repair it too. We are upset since this shows that the builder's work is not of high quality. Are we entitled to some sort of financial compensation due to the inconvenience and the sub-par work? We are in the state of California. Thanks for all the answers! How long is the warranty usually for? Should'nt the roof be garanteed for 10-20 yrs? Is there a standard?

I'm having a new home built, while trying to sell my existing home. I finally got an offer and accepted for my home after 5 months on the market. We're scheduled to close on that one November 2; I'm scheduled to close on my new build on Nov 26. Problem is that it took much longer to sell my home, and I was hoping to pay off all debt before closing on my new one. I haven't paid off all debt. I need at least 3-4 months to do so.

The builders put the wrong brick on my new build. It would be EXTREMELY beneficial to me if they build me another home, but what are the chances of that happening? Would they tear off the brick on the home now and put the correct one, or would they say there's nothing they can do, and offer to build me another one?

I don't mind having another one built. How can I sway them that way? I'm simply asking if anyone knows if builders would usually tear down the wrong brick and put the right one, or if they tend to build a new home altogether. I don't think that's a legal question.

The developer of our neigborhood has decided to keep land that was supposed to be turned over to the homeowners when HOA takes over our new neighborhood. We paid a heafty lot premium to back up to an open field that is a 50 & 100 yr flood plain. He's putting in soccer fields & we want to go after the builder for our lot premium. We've been advised to look into how much (percentage wise) the public soccer field's will affect our home value to help us in our case against the builder to get back our lot premium. We were promised by the builder there would never be anything behind us & that the field would be open greenspace for the neighborhood, and that's why we (& everyone on our street choose the lots they did). We actually chose to go in without a real estate agent after we found out that they would've tacked their profit onto the sale price of our home in the end.. And it is in business law that a verbal agreement (if there is a witness) CAN stand up in the court of law

Resolved Question: How to resolve builder restrictions on new home? Any builders out there willing to give additional advice?


I am in the progress of building a new home in a planned subdivision with different home value levels. For instance, one area of the subdiv. will have $200+ homes and another will have $300+ homes.ect. The problem I am having is that we went to the design center and they are trying to restrict certain products (cabinets, countertops and flooring) depending upon what level home you are buying. The cabinets I have picked out, they say can only be used in certain homes (higher level), these cabinets are not overly expensive, I saw the same ones at Lowes. I am willing to pay the upgrade and don't see what's the big deal. It is on the inside of my home so it has nothing to do w/ conformity. I love these cabinets and have worked my kitchen design around them. I am not willing to go with standard cabinet & just to have them redone & the builder will not give any allowences. Our building rep has offered to talk to the builder but if they don't give what should I do?

My city is currently selling rafle tickets for $100 to win a $500K dream home. The house is being donated by the builder, and all the ticket money is going to charity. I was just wondering how the prize tax on such a thing is handled. Is the winner suposed to pay income tax on the $500K value of the home? The charity specifically states that the ticket price is not a tax deductable charity contribute. Why exactly I don't know.

Resolved Question: buying a house, realtor question.?


Ok so we're buying our first house and I'm still unsure as to how the realtor makes money. to my knowledge this is how it works. I buy a house for ie: 200,000. the seller that sold me the house gives his realtor 6% of that (or whatever their arrangement was) and that realtor then in turn gives half of that to my realtor. Turning around then, when i sell my house for say 150,000, I give my realtor 6% of that who in turn shares 3% of that with the buyer's realtor. Right?

Ok so getting my question, we've looked at a few homes but just went buy a builder who is giving us an empty plot and building a brand new home for us. We did'nt use our realtor to find this builder or anything. Is our realtor still going to make money on this somehow?

Hello. My wife and I are going to purchase a house in Flordia. My credit is rock solid - her's is improving. I want to buy the house under my name only and hold the mortgage in my name only (deed and mortgage). The reasons are two fold: (1) We want to improve her credit and (2) when we buy investment property in Florida we would like to put one home entirely in her name. I want to make sure that when we buy an investment home in her name that the total balance of our primary residence will not show up on her credit report. She wants to qualify for an investment home purchase with her income and credit.

The new home builder we are buying from is saying florida law dictates that a husband and wife must be on the contract, the mortgage application and the note. Is this true? Seems strange to me - this is NOT the case for California, Arizona and Georgia (we have investment property in each state).

I told my builder awhile ago that I wanted brushed nickel plumbing fixtures and door hardware in the same. Now that I am shoping for lighting I tend to like the darker finishes such as nutmeg and other assorted finishes that are darker.

It may be too late to change the brushed nickel order, would it look silly to have darker lighting fixtures in the same room as brushed nickel?

Should the baths be the same since the finishes are so close together?

We received a packet in our mail the other day telling us that the company which built our home, in 1996, had installed tile "applied directly to a water-resistant gypsum based wall board 'greenboard'" in one of our bathrooms. The packet was from a law firm which had filed a class action lawsuit on behalf of the home owners with affected homes, and that we were expected to receive a settlement from the builders.

So basically what's greenboard?
What kinds of problems if any will we have because of it?
Should we have the issue fixed by a contractor, or is this a DIY?

My smoke detectors in my house are hard wired to the electrical system. When the battery back up goes bad they chirp. This time the system went off all night and this morning for about 10-20 seconds at a time. Home builder told me to change all of the batteries. I will do that but, I think it might be something else.

I live in a home that was built a year ago. Last night it was pretty cold (in the 30's) and this morning there is condensation on the inside of the windows, in the house. Last winter, I remember that there was frost on the inside. Before I call the builder, can anyone let me know if this is normal? I don't think so, but I don't want to go through the hassle of getting the builder here (tough guy to pin down) if this isn't a problem. Thanks! We have double pane windows and the condensation (or frost in winter) is on the innermost pane. We live in Wisconsin and recently the temps overnight have dipped in the 30's. If it makes a difference, all the windows that have condensation are north facing. Hope these extra details help. Thanks again...

This home is neither constructed or warranted to be free of mold or other natually occuring biological impurities"

Resolved Question: New Home Builder will not have house completed by Close Date on Sales Contract...What is our recourse?

Our contract with the builder states a close date of Dec. 11,2007. They haven't touched the lot to this date. I spoke with the contruction supervisor today and he gave me the inside scoop. He said he has never built a house in less than 57 days and it usually takes apprx 77 days. He told me it is not likely they will meet that close date. We did not renew our lease on our apt. and we only got until Dec. 30, 2007 before we have to be out of here. We will have no place to go. We could ask to go month to month on our apt. , but that will almost positively be more per month than our regular rent. I would like to set a fire under the builders ass to get them motivated. I have been deligent about asking them when it was going to be started and they have never given me a decisive answer. What recourse do I have in this situation other than canceling the contract? I really want the purchse to go thru, but how do I make it happen within the time frame outlined in the contract? I read the contract and it basically says if either party is not able to close on Dec 11,2007 they are entitled to resolutions outlined in paragraph 15. Paragraph 15 says" If, due to to factors beyond Seller's control, Seller fails to substantially complete the improvements by the Closing Date or fails within the time allowed to make any non casualty repairs or deliver the Commitment, or survey, if required by Seller, Buyer may (a) extend the time for performance up to 45 days and the Closing Date will be extended as neccessary or (b) terminate this contract as the sole remedy and receive the earnst money.

So, I guess I am at their mercy unless I terminate. I guess my only ammunition is trying to guilt them into performing. I went to talk to them today.
The sales woman was very resposive and understood the situation and mentioned assistance money before I did. I just said we were very concerned about them meeting the close date and she agreed. She told us to provide her with monetary numbers for what we are going to be out. So right now it seems promising at least that they may provide assistance. Ofcourse this sales woman is new and may be expecting her new employer to make good on something they won't.. we will see. Thaks to everyone for your input. I will post the results.

This is truly a heart-warming story about the bond formed between a
little girl and some building workers. This makes you want to
believe in the goodness of people and that there is hope for the human
race.

A young family moved into a house next door to a vacant plot. One day a
gang of builders turned up to start building a house on the empty plot.
The young family's 5-year-old daughter naturally took an interest in all
the activity going on next door and started talking with the workers.
She hung around and eventually the builders, all of them
rough diamonds, more or less adopted her as a kind of project mascot.

Open Question: Purchasing a house? What can use to leverage a lower payment?

Here's my scenario:

I want to purchase a home. I've been qualified by the builder's lender and approved for their low 30 year fixed rate amoritized (principal and interest included). The rate is under 5%. My FICO is over 700. I only intend on putting down approximately 7.5% They are offering some closing cost incentives.

What can I do to avoid PMI? I heard I can do an appraisal later but how can I just avoid it upfront?

Are there any programs out there that would give me down payment assistance?

Should I even look at another lender? I doubt I'll get a lower rate but anything is possible...

There are no concessions to haggle with since these places are so cookie cutter.

If the price of the house decreases during escrow, the builder has agreed to give me the lower price which is in writing.

I am just wondering how else can I lower my payments. I wanted to participate in the Nehemiah program but this lender won't do it. The rate is fixed (less than 5%) if I put 5% down for the downpayment. I have it in writing from the lender. The market here is so bad that the builders have so much inventory that they will do whatever it takes to get these houses off the market. That's how it happened. The price of the house has already dropped 21% since March. This is the info here:

I know the rate sounded unbelievable but there is a new housing division in my area and with the market, virtually nothing is selling and builders just want to make something and they are willing to do whatever it takes. Open Question: Had new home built. havind problems but builder will not fix any of them. Can i get legal help for this?

Our 8 month old has had a very disrupted life so far. We moved house 3 months ago and since then have had builders in so my girlfriend and baby moved out for 6 weeks or so to avoid paint and dust.

Before this she was starting to sleep OK (11-5.30) in her Moses basket but since coming home she wakes 3-4 times a night screaming and takes much longer to get back to sleep, sometimes up to an hour.

On her travels she started sleeping in our bed again but we've now introduced her to a cot. She seems to settle fine about 7pm after routine of bath etc, sleeps until we come to bed but then wakes repeatedly at the slightest noise. She's breastfed but not even this calms her always. She's showing a few signs of teething but I don't think it's totally down to this as she is definitely calmed less by sucking than by cuddles.

She's a very happy baby during the day.

Things aren't helped by the fact that I have to get up very early for my job (5.30 am) and the alarm often wakes her, too.

hey there,well it seems im having a problem,my wedding is in 4 mo.and i cant seem to shed any pounds! i eat healthy,and small portions to say the least,i wont lie...i rarley hit the gym,i just feel like i dont have any motivation.my fiance and i have been together for 5 yrs,so i say whats the point.he's a total body builder @ the gym 24/7...& i'm 5'3,160 lbs and very fair complected so i look even bigger.i cant afford a personal trainer rite now,and my fiance doesnt know how to show me what to do..my weddings in texas in febuary & i'm wearing a summer dress.diet pills make me feel weird,but if one works i'd take it,but i havent seen one that does,i also feel weird going to the gym,and wonder if those at home work out dvds work...someone please help,im not sure if theres other ways cause running hasnt seemed to work well either...i want to look a little better then i do now for him and MYSELF! thanks~

Open Question: Buying New Home - When do we start paying the monthly payment ?

I am an apartment manager, who wants to follow a dream of interior decorating and/or designing. I am almost 30 and to date I have redecorated apartment home models, a couple of spaces for my friends, and my highly complimented own home. This past weekend I won an award from the chicagoland apartment associtation for best 2 bedroom model done my a non certified designer. Which was a huge deal to me. However I want to do this professionally, on my own, and need to know where to begin. I need to still work full time while making this transition, so quitting my cuurent career is not an option. Also, what can I expect salary wise in this field? I am most interested in home staging and models for builders.

Open Question: If you hire a builder to build a home and sign a contract with a big builder, can you get out of it?

We're buying a new home (brand new) from the builder - got the loan paperwork today and it stated that we have to start paying the monthly payment next month. We are paying the downpayment for the house but, The house won't even be completed for another 6-8 months!
Is this right?
